RESERVATION POLICY & ASSIGNMENT OF USE AGREEMENT

This Assignment of Use Agreement (“Agreement”) is made and entered into on 2025-07-11 by and between:

1. Property

The Owner hereby assigns the right to use the property described below:
Name: Los Almendros
Address: Pouet Del Moro 6, 03725 Teulada
Description: A luxury villa with swimming pool, garden, outdoor kitchen, and recreational areas.
Tourist License Number (if applicable): n/a

2. Purpose of Use

The Assignee is granted the right to use the property exclusively for private temporary use. This Agreement does not constitute a residential lease and does not grant the Assignee any tenant rights under long-term rental laws.

3. Term of Use

4. Assignment Fee and Payment

– *Cleaning Fee: €400 (mandatory)
– Deposit Refund (€1500): Within 10 days after check-out, less any damage costs or abnormal water/ electricity use.

A copy of the passport for each guest staying on the property must be provided when paying the final amount.

5. Conditions of Use

– Maximum Occupancy: 10 persons (including 2 persons in extra beds)
– The Assignee shall maintain the property in good condition and return it in the same condition at the end of the term.
– Towels, bed linen and bathrobes are provided for use at the finca only and may not be removed from the property when you are leaving.

House Rules:
– Water is limited – please use it sparingly.
– Electricity is expensive and the environment is fragile – please conserve energy.
– Take out trash frequently to avoid odors and pests.
– Only use plastic glasses by the pool (available in the outdoor kitchen).
– Always turn off the gas at the gas bottles in the pool house after using the grills.
– No diving in the pool.
– All personal injuries occurring on the property are at the user’s own risk.
– Always keep gates closed, whether you are at the property or away.

– Always close and lock doors during night and close, lock and alarm when not in the house.
– Lower music and noise levels after 22:00 and respect the neighbors.
– Always keep doors and windows closed when using the AC.
– Do not use the AC in unused rooms and never set it below 24°C.
– Any abnormal consumption of water and electricity will be charged to the user.
– Only use the beige pool towels at the pool and beach– white towels are for indoor use only.

6. Liability

The Assignee shall be liable for any damage caused to the property or its contents during the term of use. The Owner shall not be liable for accidents or injuries occurring on the property during the term.

7. Cancellation Policy

The Assignee may cancel the booking at the latest 30 days before the start date. The initial signing fee (50% booking payment) is non-refundable.

8. Governing Law and Jurisdiction

This Agreement shall be governed by and construed in accordance with the laws of Spain. Any disputes shall be submitted to the courts of Alicante, Valencia.
